SIOUX CITY, Iowa (KCAU) – According to Sioux City officials, the city continues to grow and as more people move in, retailers are viewing the available buildings as a good investment.
“The business climate in Sioux City is very stable,” said Chris Bogenrief of NAI United.

The Lakeport Commons Shopping Center in particular has several spaces available for lease, which makes it appear that Sioux City is seeing fewer businesses coming to town. However, Bogenrief, a local commercial real estate agent, said appearances can be deceiving.
“When one becomes available, there is usually competition for it,” he said. “At Bed, Bath & Beyond, for example, we had four national retailers all fighting for that space, so there will be a new retailer there to fill that space.”
But Sioux City officials aren't just seeing businesses bidding for vacant space. Some want to start from scratch.
“We're seeing an increase in certain types of restaurants, Chick-Fil-A and some other restaurants coming online,” said Marty Dougherty, Sioux City's director of economic and community development. “We have a small retail center where we sell land and recently we have sold some land.”
“So every retail development you see right now is a thoroughfare, and if they don't have a thoroughfare, they have to build one,” Bogenrief said. “That’s why you see Freddy’s being built in Sunnybrook, PepperJax Grill being built next to IHOP downtown.”
Dougherty said that with the city's continued growth, it's no wonder more businesses are looking to locate.

“We have these newer commercial areas that are filling up,” Dougherty said. “Sunnybrook, for example, or out in the Northern Valley, and we're seeing industrial growth in Sioux City. People need to have amenities, places to eat, places to go and quality of life in Sioux City.”
Dougherty told KCAU 9 that the new McDonalds and Chick-fil-A are just the beginning as the city continues to talk to more restaurants and retailers about coming to Sioux City.
